Why non-disclosure changes the picture

Texas does not require sale prices to be disclosed in public records. That makes MLS-derived statistics the practical source for market indicators, and it is why automated public estimates in Dallas–Fort Worth are working with less information than they would in a disclosure state.

What to do with it

Sellers use it to set expectations before pricing. Buyers use it to judge whether a specific listing's time on market is unusual for its segment. Neither use is served by a single metro-wide headline number.
