Before you tour
- Underwritten pre-approval, not a rate quote
- A written list of non-negotiables, tradeables and dealbreakers
- A monthly payment target that includes taxes, insurance and any HOA dues
- The commute you will actually drive, tested at the hour you will drive it
During the option period
- General inspection, plus any specialist inspections it recommends
- Insurance quotes based on the property's roof age and claims history
- HOA or condominium documents: budget, reserves, insurance, assessments, rules
- Title commitment with Schedule B exceptions read line by line
- Survey reviewed against the title commitment for easements and encroachments
- Permit history for additions, foundation work, electrical and plumbing
Before you list
- Repairs to items an inspector will find: leaks, drainage, electrical safety, roof
- Documents assembled: survey, permits, warranties, invoices, HOA materials
- A price range built from comparable sales, with adjustments written down
- A net-proceeds estimate that includes payoff, prorations and closing costs
After closing
- File any exemption applications you qualify for with the county appraisal district
- Transfer utilities and confirm municipal service providers for the address
- Rekey, replace filters, and document the condition of major systems
- Calendar seasonal maintenance: HVAC service, gutters, drainage, irrigation

Who confirms what

County appraisal districts
Ownership, appraised value, exemptions and the taxing units covering a parcel. Dallas County and its neighboring counties each maintain their own district.
Taxing units
City, county, school district and any special districts set their own rates. The combination on your account determines your bill.
Permitting jurisdiction
The city or municipality that issued permits for the address. Permit history reveals whether additions and system work were inspected.
Floodplain administrator
Current federal flood maps plus the local administrator determine flood zone status and any insurance implications.
Title company
Title commitment, curative requirements, survey acceptance and the settlement statement that produces the controlling closing figures.
Licensed professionals
Inspectors, structural engineers, insurance agents, lenders, attorneys and CPAs answer questions in their own fields — and their answers are the ones you can rely on.
