Orientation
Knox-Henderson spans both sides of North Central Expressway just north of Uptown. The Knox Street side connects to the Katy Trail and Highland Park's edge, while Henderson Avenue extends east toward the Greenville corridor and older East Dallas residential streets.
The highway divides the area physically, and conditions differ noticeably between the two sides in terms of housing stock, block scale and retail character.
Housing stock
Housing here is genuinely mixed. Early-twentieth-century cottages and duplexes remain on interior streets, while newer three-story townhomes, small condominium buildings and apartment communities have been added on redeveloped parcels.
Lot sizes are generally modest, and many newer properties are attached with garage access from alleys or shared drives. Buyers often weigh a renovated older home against newer attached construction at a similar price point.

Access and getting around
North Central Expressway provides direct highway access, with DART rail stations nearby and bus service on the main corridors. The Katy Trail offers a continuous non-motorized route toward Uptown and downtown-adjacent destinations.
Corridor congestion and event-driven parking demand on Knox and Henderson are practical considerations for residents on adjacent blocks.
Amenities and daily life
Knox Street and Henderson Avenue both host concentrations of restaurants, cafés, fitness and retail. Grocery and everyday services are available within the area, and Highland Park Village and the Greenville corridor are nearby.
Katy Trail access is a defining amenity for the western portion, providing a direct recreational and commuting route.
Development context
Both corridors have seen sustained redevelopment, including larger mixed-use projects replacing older low-rise commercial. Residential blocks adjacent to the corridors can be affected by construction activity, changing traffic and parking demand.
Review current zoning and planned development designations, and check city permitting records for adjacent parcels, before assuming the immediate surroundings will remain unchanged.
What buyers should verify
- For attached townhomes, obtain the plat, any party-wall or shared-driveway agreements, and the HOA budget and rules.
- Confirm builder warranty status and remaining coverage on newer construction.
- For older cottages and duplexes, order foundation and sewer evaluations and review electrical capacity.
- Check the property's zoning and the zoning of adjacent parcels, particularly near the corridors.
- Assess noise exposure from the expressway and from corridor activity at the times you would be home.
- Verify parking count and access, including alley width and garage maneuverability.
- Review any shared-maintenance obligations for drives, fences and landscaping.

- Buyers here compare attached and detached options directly, so positioning should be explicit about what the property offers.
- For townhomes, provide HOA documents and warranty information up front.
- For older homes, resolve or document foundation, drainage and systems questions before listing.
- Highlight verifiable proximity advantages, such as trail access or walking distance to specific destinations.
- Plan showings around corridor traffic and parking constraints.
